One of the best-kept secrets in lending is the USDA loan — a zero-down program for homes in eligible areas. And large parts of north Georgia, outside the densest suburbs, qualify.

The two main eligibility tests

Location: the home must be in a USDA-eligible area. Many communities in the more rural pockets of north Georgia — think outside the immediate metro core — qualify, even some that don't feel especially "rural."

Income: the program has household income limits that vary by county and household size. It's built for low-to-moderate income buyers, but the limits are often higher than people expect.

The two surprises buyers run into: a home they assumed wouldn't qualify actually does, and an income they assumed was too high actually fits. It's always worth checking before ruling it out.
